Responded to service call for leaking supply manifold on boiler. Removed and regreased three O-rings, identified one brittle O-ring requiring replacement. Documented all four seals with measurements and photographs for proper replacement parts. Customer temporarily mitigated leak until return visit with correct seals can be scheduled.
Resolved severe toilet blockage in home's only bathroom. Upon inspection, found toilet completely plugged and unable to flush properly. Successfully cleared the obstruction using professional equipment and verified proper operation through multiple test flushes.
Responded to no heat complaint at rental property with older furnace system (exact age unknown). Upon diagnostic inspection, determined the blower motor had failed - evidenced by loud operational noise despite presence of flames. Recommended replacement of the motor and scheduled follow-up estimate for potential complete system replacement due to age of both units in property.
Completed annual furnace maintenance on 3-year-old system with Rewards membership. Performed combustion analysis with Testo 310 II analyzer showing 90.1% efficiency, normal CO/CO2 levels, and proper excess air (24.4%). Verified proper operation of IBC unit with associated plumbing and venting system; all components functioning correctly with no operational issues identified.

Air Conditioning System Repairs: Diagnosed and replaced a defective thermostat that was inaccurately reading temperatures and preventing the system from maintaining desired comfort levels. We installed a modern programmable thermostat, enhancing energy efficiency and providing more precise climate control.
Electrical Repairs: Rewired an outdated and hazardous electrical panel that posed serious safety risks, including potential fire hazards and inconsistent voltage delivery. Carried out inspection of the plumbing and electrical system. While inspecting the plumbing there’s 2 section of the water line where it has separated and split. Recommend to replace all the lines due to stress and corrosion. While onsite the water heater was leaking at the base. The sewer stack shows signs of leaks and corrosion. Recommend replacing the sewer stack above ground and all connections. There was a lot of sweating present while onsite and the current above ground sewer is formed from copper and brass. The electrical panel is very old and needs to be updated to code. It’s within 3ft of the copper pipe that split and recommend to replace due to water damage. There is also 3 disconnects that will need to be updated. Wasn’t able to assess the power receptacles or lights without power being present. I’ve attached estimates for recommendations
